The Silver City Townhomes is a $5.2 million development that will build 20 rent-to-own townhomes making
use of Federal Tax Credits on a vacant and underutilized parking lot near the intersection of the 35th Street
Viaduct and W. Pierce St. To create the plan for the Townhomes, LBWN used the goals, objectives and
recommendations of the Near South Side Market Study, the Silver City Visioning and Strategic Planning
Report, and the Near South Side Visual Preference Plan.  The Silver City Townhomes will provide workforce
housing for families that working for businesses locating in the Menomonee Valley as well as other local
employers.  

All townhomes will have private unit entries and attached garages.  More than half of the units will have
private roof-top patios, all units will have private welcoming porches.  Eleven of the townhomes will have 3
bedrooms, eight of the units will be 4 bedrooms and there will be one 2 bedroom managers unit.  The Silver
City Townhomes will include both an onsite 24-hour property manager and onsite community/meeting space
which will be made available to the surrounding neighborhood.  The The Silver City Townhomes design will
incorporate the existing basketball and tennis courts at Arlington Heights Park, renovating them and keeping
them open to the general public.  

Numerous energy efficient and green development features will be incorporated into the development.  With
the help of a Green Roof Grant from MMSD, a green living roof will be installed to collect and reduce storm
water runoff and provide enhanced energy efficiency measures for the residents resulting in lower energy
costs.  This green roof will be visible from the 35th St. viaduct and become a useful teaching tool for the
importance of reducing storm water runoff during heavy rainfalls.  Additional storm water management
features include swales, storm water retention pipes, and native plantings in landscaped areas.  Low VOC
materials such as carpet, woodwork, and kitchen cabinetry will be installed.  Energy Star appliances,
furnaces, and air conditioning units will also be installed and lower energy bills for tenants.

Federal Tax Credit guidelines require tenants' household income to not exceed 60% of the County Median
Income for 9 of the units and 50% for 10 of the units.  Approximately 80% of the Silver City neighborhood
qualifies for these income guidelines.  Tenants that are interested in purchasing their unit can allocate a
portion of their rent payment toward the eventual down payment.  Down payment can then be used to
purchase townhome after the 15-year affordable rental period requirement is complete.  

The site for the future Townhomes is adjacent to Arlington Heights Park, the location of Silver City Main
Street's Sounds of Summer: Concerts in the Park music series, and near the entrance to the Valley Passage
and the future Urban Ecology Center.
