Silver
City - Main Streets
Milwaukee commercial districts to be awarded Main Street Milwaukee
designation. Participating in the Main Street Milwaukee program means
that businesses on National Avenue, from 31st to 39th
Streets, will receive extra help from the City of Milwaukee, corporate
sponsors, and LBWN for stabilizing and improving their businesses.
Nationally,
1,700 communities use the Main Street program to recreate a neighborhood
feel that encourages residents to patronize local businesses and bring
in customers from outside of the area. The Silver City District was
awarded Main Street designation because of the commitment that
businesses, residents, investor-owners and other neighborhood
organizations expressed through support letters and donations in the
application process.
The program
primarily helps business owners, but relies on volunteers from the Main
Street Community to work together to improve the surrounding
neighborhood. The Silver City Main Street Community borders are S.
Layton Boulevard, Pierce Street, Miller Park Way and Greenfield Avenue.
Community
members have already pledged over 1,900 hours of volunteer work per year
and more than $10,000 of financial and in-kind donations. Over the next
few years, volunteers will have the opportunity to organize a farmer’s
market and street festivals, keep the neighborhood safe and clean,
determine what businesses the neighborhood would like to see in Silver
City, and make observable positive changes.
With the
Main Street designation, Silver City residents and businesses will see a
variety of improvements. The community will become safer as people start
working together and talking to each other. Volunteers will work on
committees to coordinate physical improvements such as litter control,
design standards and crime issues.
As more
businesses locate in the neighborhood, residents will find more goods
and services available to them. Citizens can also expect increased
employment and entrepreneurial opportunities. With the added boost of
investment in the initial three years, property values will increase.
All of these factors working together will create an improved image as
the Silver City Main Street Community becomes “the place to be.”

National Avenue, LLC projectLayton
Boulevard. West Neighbors has purchased the building known as 3500 W.
National Ave. to rehab and accompany the revitalization efforts in the
Silver City District on West National Avenue.
History
Over the past decade, 3500 W. National Avenue
has been the location of several different bars.
These bars have created several problems for the Silver City
commercial district including shootings, fights, and intoxicated clients
for neighboring eateries.
The property is located on a highly visible corner at 3500 thru 3504 W.
National Avenue. It is a
two-story mixed-use building with two residential apartments on the
upper level. There is an
area north of the building that can serve as delivery access or an
outdoor dining patio. Since
it is located on the corner of 35th and National, parking is
difficult. However, there
are two large city-owned parking lots just behind (north) the property.
The tenant may wish to employ a security officer to ensure
clients using these parking lots have save passage to and from their
vehicles.

Other
Catalytic Movements
Across the street, owners of the
Noodle House have invested nearly $500,000 in the renovation of a former
George Webb’s Restaurant. This new business has served as a catalyst for other
improvements in the commercial district.
LBWN
has facilitated business owner meetings over the past two years to
create a sense of identity and community in the Silver City district.
These meetings have led to increased communication, networking,
and coordination in resolving common commercial district needs.
Just
north of National Avenue, LBWN promoted the investment of more than $1
million in housing improvements through the implementation of one of
Milwaukee’s most successful Targeted Investment Neighborhoods (TIN),
over the past three years. LBWN
has recently launched another TIN south of National.
LBWN
is also partnering with the Menomonee Valley Partners, Inc. to reopen
the pedestrian tunnel located at 3700 W. Pierce Street, which used to be
a bustling walkway connecting workers to their jobs in the industrial
valley. The current
developments in the valley, which include recreational activities, a
soccer field, hiking trails, and fishing, are greatly anticipated by
residents and business owners as an extension of the LBWN neighborhood.
A marketing analysis and consumer
survey, conducted two years ago, indicate there is a demand for sit-down
restaurants in the neighborhood. The traffic counts are high for this intersection.
The property is centrally located with 10 minutes driving time to
downtown.

Property – With a dynamic tenant and major renovation, LBWN
believes this property has the potential to create a catalytic impact on
the commercial district. The property needs major rehabilitation to the inside and
exterior, totaling $300,000.
New facades, signage, lighting, planters, and a well-lit outdoor
dining patio will give the property a brand new image.
