LBWN National Park--Targeted Investment Neighborhood (TIN)

Through Alderman Murphy's leadership, Layton Boulevard West Neighbors (LBWN) has partnered with the City of Milwaukee to launch the LBWN National Park TIN. The National Park TIN is an effort between the City of Milwaukee and LBWN to stabilize and increase owner-occupancy, strengthen property values and improve the physical appearance of the targeted area that includes S. Layton Blvd. to the east, S. 39th St. to the west, W. Pierce St. and W. Evergreen to the north, and W. National Avenue to the south.  Resources are available to homeowners and investor owners through the TIN program to rehab, revitalize, and stabilize this target area.

 

 

IT HELPS OWNER OCCUPANTS

(Owner Occupied Rehabilitation Loan Program) owner can received:

bulletForgivable loans with a fixed interest rate of 0% to 3%.
bulletDeferred Payment Loans (DPL) is available to low-income family.
bulletInterest rate and terms are determined by family size and income. Owner must be below 80% of county median income. (See chart below)
bulletImprovements can include but not limited to window replacement, outdoor siding, electrical, heating and plumbing updates.

(Rental Rehabilitation Loan Program) Investor owners can received:

Forgivable loans up to 50% of the total project cost.

bulletOwners can receive up to $10,000 per residential unit and $10,000 for exterior improvements.
bulletTenant must meet income and rental guidelines.

bulletProperty must remain up to code and pass re-inspection for over a five years period after rehabilitation.

Buy In Your Neighborhood

Provides down payment loans to investor-owner who purchase within three blocks of the home they live in.

Investor owner is only required to put 10% for down payment.

bullet

 NIDC provides 20% down payment loan at market rate.

Rental Rehabilitation Program can be used to make property code compliant.
